The Board would like to thank everybody that provided feedback to the questionnaire that was given to all homeowners. Any and all input, whether it is positive or constructive, is great to hear. We are here to serve the community and it is important that we know what the community wants. Bobcat Sighting
A bobcat has been spotted on the small side of the neighborhood. Please be aware and to watch your small pets closely while outside. Bobcats are known to stalk small animals for food.
Though the bobcat prefers rabbits, it will hunt anything from insects and small rodents to deer. Prey selection depends on location and habitat, season, and abundance. Like most cats, the bobcat is territorial and largely solitary, although there is some overlap in home ranges. It uses several methods to mark its territorial boundaries, including claw marks and deposits of urine or feces. The bobcat breeds from winter into spring and has a gestation period of about two months.

Important notice re proposed bylaw and declaration changes
Based on feed back from the community at the Special Community Meetings that were held on March 6th and March 7th, the Bylaws Amendment Proposal to adopt new rules and enforcement of Covenant violations will be not voted on at this time. Specifically, community members expressed concern around the fines and wanted to see more definition regarding the fines. The proposal of “up to $50 per day” created the potential for too much subjectivity.
Community members that attended the meetings were generally supportive of the concept, but wanted a more defined fine schedule. The Board will host a Focus Group meeting (or meetings) in the months to come. The objective of the meeting(s) will be to generate a more defined fine schedule and make a recommendation to the Board. The Board will take the recommendation under advisement and then propose an updated Amendment Proposal for the community to vote on.
We encourage all residents to participate in the Focus Group meeting(s).
The other Amendment proposal to change the arbitration venue to Snohomish County Superior Court found generally favorable response by those that attended the meetings. The way that the CC&R’s are written now, arbitration must be handled through the American Arbitration Association. The closest office is in California and this organization is much more costly to use than using the Arbitration rules of Snohomish County Superior Court.
Thanks again to the residents that attended the meetings on March 6th and 7th. We look forward to continued dialogue as we work through the proposed Bylaws change.

Reminder regarding Sprinkler Backflow Testing

testing interested homeowner’s backflow systems on March 19th. We currently
show that lots 14, 24, 28, 32, 47, 51 have asked for the testing to be
performed. If any other homeowner would like this service for the reduced

Jordon at the above email. Expected date for the test is March 19th.

Proposed Declaration and Bylaw Amendments
We are going to hold two special meetings before the voting to discuss the proposed bylaw change. These meetings will be on Sunday March 6th at 3pm and Monday March 7th at 7pm. Both meetings will be held in Pat Bauccio’s home. Please review the proposed changes and if you have questions or concerns attend one of the meetings for more information. Safety & Security Notice re Rose Park
A community member discovered that all of the manhole covers in the Rose Park cul-de-sac have been removed. This could pose danger to children and pets, as they could fall in the manholes and not be able to get out. The police have been notified of the situation, as has the realtor. We are hoping that the manholes will be replaced as soon as possible. Until then, please take precaution and advise your children to not play in the area.

Board Member Elections and ACC Volunteers
This year there are 2 open Board Member positions on the HOA Board of Directors. The Board is now accepting nominations for these positions. If you are interested on serving on the Board, please submit your interest to Pat Rivera at patjrivera@hotmail.com along with a paragraph or two about yourself and why you would like to serve on the Board.
The Architectural Control Committee is also looking for 2 more volunteers to serve on this committee. If you are interested in volunteering on this committee, please submit your interest to Derick Brice at derickandamanda@comcast.net.
